    Start with the change you want and the approximate location. A few photos help, but a call is enough to begin.

  2. Review the existing conditions

    We discuss measurements, access and materials. Work that depends on the condition behind a wall or floor needs a closer look.

  3. Agree on the written scope

    Confirm what is included, what is excluded, the price and the proposed schedule. Changes are discussed before the extra work starts.

In a condo, ask management about work hours, elevator bookings, material deliveries and any documents they require. Requirements differ by building.

In a house, we discuss parking, entry, protection for areas you are keeping and whether you will be living there during the work.

Can I get a price from photos?

Photos can start the discussion. Final scope and pricing may need measurements and a site visit, especially where existing conditions are unclear.

Do I need to choose every material first?

No. Tell us what you have chosen and what is still open. Material selections and supply arrangements should be clear in the written scope.

Can several rooms be done together?

Yes, we can discuss a connected interior project. Access, sequencing and the trades involved are reviewed before the work is scheduled.

What about permits or specialist trades?

Tell us if the work changes a layout, structure or building systems. Required approvals and appropriately qualified trades need to be identified for that scope before work begins.
