Basement renovations

A living area, workspace or a better place for storage. Start with how you want to use the basement, then review the existing space before choosing the finishes.

Scope

Put the downstairs space to use.

  • Basement interior finishing and room updates
  • Non-structural framing, drywall and painting
  • Flooring, trim, doors and storage carpentry
  • Coordination of scope that requires specialist assessment

We confirm the included work, exclusions, supply arrangements and proposed schedule in writing.

Start with the condition, not the finish.

Tell us about water entry, dampness or previous repairs. Covering a problem does not resolve it. The proposed use, existing structure and building systems affect which work can be quoted and which needs specialist review first.

What affects the price?

  • Moisture history and the condition of existing walls and floors
  • Ceiling height, access and proposed room layout
  • Finish selections and the amount of removal required
  • Permits and qualified trades needed for the proposed use

A call or photos can start the estimate. Work that depends on measurements or concealed conditions may need a site visit.

Planning the work locally

Older homes across Toronto, North York and other GTA communities can have limited basement entry and different ceiling heights. Access affects material delivery and debris removal. A proposed separate dwelling needs its own code and approval review; a finished basement is not automatically an approved rental unit.

Questions about this work

Do you work on partly finished basements?

Yes. We can discuss retaining usable finishes and updating specific areas. Existing materials and any signs of damage need to be reviewed first.

Does this include waterproofing or underpinning?

Do not assume those are included in an interior renovation quote. Structural work, water-entry problems and specialist requirements need separate assessment and an agreed scope.

Can you turn it into a rental unit?

We can discuss the proposed renovation, but permission to create or use a separate dwelling cannot be promised from photos. Design, zoning, code and permit requirements must be reviewed for the property.
